Design-Build Electrical

Single-source preconstruction and construction. We engage during design, develop the electrical scope alongside the architect and MEP engineer, and deliver one accountable contractor through energization.

What design-build means in practice

Design-build is a delivery method, not a marketing label. It works when the electrical contractor engages early enough to influence the engineering — before the consulting EE has drawn distribution that doesn’t fit available switchgear lead times, before the architect has committed to a service location that puts utility coordination on the critical path. By the time plan-and-spec construction documents are issued, those decisions are already made. Design-build moves them upstream.

Our preconstruction team participates in design charrettes, runs constructability review on the developing drawings, and produces pricing that’s tied to real lead times and real labor availability rather than to optimistic assumptions. The owner gets one accountable contractor for the electrical scope, one schedule, and one budget that holds.

Design-assist engagement

Constructability review on developing drawings, lead-time analysis for switchgear, transformers, and generators, value engineering options with pricing, and load-study coordination with the MEP engineer of record.

Estimating

Real-cost estimating

Estimates built on current labor rates, current equipment pricing from our supply chain, and current utility coordination realities. We provide pricing at conceptual (Class 4), schematic (Class 3), and DD/CD (Class 2/1) stages per AACE International standards.

Engineering

Electrical engineering interface

We’re not the EOR. We work with the consulting EE on the project, contributing constructability input, equipment selection guidance, and field-feasibility review. On smaller projects we coordinate directly with the owner’s preferred MEP engineer.

Procurement

Long-lead procurement

Switchgear, generators, transformers, and panelboards have lead times that frequently exceed construction duration. We release procurement during design development on critical-path items, with the owner’s approval, to keep the schedule honest.

Field execution

Construction

Self-performed and partnered field execution from rough-in through energization. Daily reporting, weekly OAC progress against schedule, RFI management coordinated with the design team, and submittal tracking.

Closeout

Commissioning & turnover

Equipment startup, point-to-point testing, integration with mechanical and IT systems, as-built drawing coordination, and operator training. Closeout package on schedule, not as an afterthought.

When design-build is the right delivery method

Design-build works best when the schedule is aggressive, when the project has unusual technical scope (mission-critical, refrigerated, hazardous-location), or when the owner wants single-source accountability. It’s less appropriate when the owner has a strong internal engineering team that wants to develop documents in-house and competitively bid them, or when project funding requires a hard-bid procurement model.

We also bid plan-and-spec when CDs are already issued. The delivery method is the owner’s call, not ours.
